Macerata
Macerata is de Middeleeuwse provinciehoofdstad en ligt op een kwartiertje van het huis. De stad herbergt een van de oudste universiteiten van Italië en staat bekend als -na Verona- de tweede opera-stad van Italië. De opera's worden in het oude Sferisterio in de openlucht gehouden. Een event om niet te missen. Macerata heeft verder een prachtig oud centrum met mooie palazzo's, pleinen en gezellige terrassen. In zomer komt in de avonduren de stad echt tot leven. Wekelijks op woensdagmorgen van 08:00 tot 13:00 is er in het oude centrum markt, waarbij vooral kleding, tassen, sieraden en schoenen worden aangeboden.

Introduction
Villa San Valentino is an old 'casa signorile' of over 500 m2, which was completely demolished and rebuilt in 2008. The current Dutch owners renovated the villa in 2020 and 2021, making it a wonderfully luxurious and spacious holiday villa that is fully equipped. Classic elements of the house such as vaulted ceilings, wooden beams and terracotta floors have been carefully combined with contemporary design products from top brands such as Hay, Vitra, Foscarini, Cini & Nils and Artemide.
Due to the space and design, the villa is ideal for a holiday with two families or with friends. Taking into account that part of the basement floor and one bedroom on the first floor are not rented out, more than 300 m2 of living space with 5 bedrooms and 4 bathrooms is available to guests.

Ground floor
The ground floor consists of a large living room with a large sitting area with smart TV and hearth and a large reading table. Large floor-to-ceiling windows offer beautiful views over the olive grove.
The living room adjoins the also spacious dining room with a beautiful vaulted ceiling, where there is a 3 meter long (12 persons) table and a second fireplace with seating. Two double French doors provide direct access to the covered terrace.
Begane Grond
From the dining room you enter the modern black kitchen with cooking island. The kitchen is fully equipped with built-in pizza oven, 5 burner gas hob, 2 dishwashers and large American fridge freezer with ice cubes and cooling water function. A Nespresso machine, milk frother and Smeg kettle are also available. The kitchen also has a built-in wine climate cabinet in which you can bring and keep your white wine and bubbles at the right temperature. Two bar stools at the kitchen island make preparing a meal a pleasant activity. You can reach the covered terrace (portico) directly from the kitchen through French doors.
In the large central hall in the house there are a number of built-in wardrobes with, among other things, books. From the hall you can also reach the bedroom on the ground floor. The bedroom has a double box-spring bed and a door that opens to the outside. Also on the ground floor is a large bathroom with sink, walk-in shower and toilet.
First floor
Via the impressive stone staircase you reach the first floor where there is a bathroom and three guest bedrooms, one of which is a children's room with a bunk bed. One of the other bedrooms has a walk-in closet. All bedrooms in the house have French windows with hear and shutters. The entire house is equipped with floor cooling. The bathroom is equipped with double sink, shower and toilet.
Second floor
A spiral staircase leads to the turret of the house, where there is a beautiful bedroom with beautiful views and a bathroom.
Cellar
In the basement there is a bathroom with shower, sink and toilet. The spacious laundry room is also located here, equipped with a new washing machine and dryer. There are spare towels and things like ironing board and iron in the fitted wardrobes.
Covered terrace
Adjacent to the kitchen and dining room and with a great view over the slightly lower located swimming pool and the rolling hills of Le Marche is the large portico (covered terrace) of over 60m2. There are 2 lounge sets under the portico to read a book or enjoy a good glass of wine. But the centerpiece of the terrace is the - straight out of an Italian lifestyle magazine - 4 meter long teak table that seats 14 people. Above the table hangs a Fatboy Roccoco design chandelier, which beautifully illuminates the veranda in the evening.
Under the portico is also the large Weber outdoor kitchen (gas). Due to its size, this BBQ has enough space to grill both meat and fish at the same time, while there is also a pizza or foccacia on the pizza stone and some vegetables on the Le Creuset grill plate. The BBQ is also lit and has a side burner.
Next to the outbuilding by the pool (not rented) is a second covered terrace with seating.
Swimming pool
The large swimming pool (12.5 x 5.5 m) runs sloping down from the Romanesque staircase to a depth of 1.40 metres. The pool is a luxurious so-called infinity pool, where the water is up to the edge of the terrace, which looks super sleek. It is a salt electrolysis pool, which is better for the skin and eyes.
On the terrace by the pool is a solar outdoor shower. For all guests there are sunbeds with beach towels, and there are plenty of umbrellas available. The pool can be lit up at night, as can the surrounding terrace.
The garden
The spacious garden of more than 5000 m2 is completely fenced and equipped with an electric gate. A carport with space for 4 cars ensures that you keep your car cool.
In the garden is an olive grove with several dozen trees. About 7 large cypress trees spread over the garden help to give the garden a luxurious appearance that fits perfectly with the villa. During the twilight, the garden lighting is automatically switched on and spots under various olive trees and cypresses provide a wonderfully beautiful image. The irrigation system ensures that the grass remains green even during the hot summer months.
In the garden there is plenty of space for children to play. A swing and ping pong table are available for the small or slightly larger vacationers.
